Top Reasons Why You Should Sell A Pittsburgh Home In Colder MonthsIf you’re a regular blog reader of mine, then you know we recently shared a blog that listed Top Reasons Why You Should Buy A Pittsburgh Home In Colder Months. While those reasons still hold true for potential buyers, there are also a number of advantages to selling your home in the colder months as well! Some may be similar to the last blog, but some advantages may surprise you. Either way, we hope this blog inspires you to contact us about selling your Pittsburgh home in the next few months.

Advantages of Selling In Colder Months:

  • Quicker Sales:

If potential buyers are willing to face the colder weather and shorter days to see your home, chances are they are a very motivated! While it’s true that most buyers start their home searches in the spring, they don’t usually find something right away. They could be searching for up to 6 months to find something, and if your home happens to be exactly what they’re looking for it could sell quickly! There’s even statistical data to back up this advantage from a trusted source:

“Houses listed from Dec. 21 through March 21 had a 9% greater chance of selling within 180 days closer to the asking price vs. homes put on the market from March 22 through June 21.”

  • Less Competition:

            This point is actually the same for both buyers and sellers during the colder months! Buyers have an advantage because there are usually less people out looking for a home. Sellers have this as an advantage because there are usually less homes on the market as well. If there is a limited selection, then the buyers mentioned above that have been looking for 6+ months are likely to be looking at your home.

  • Asking Price:

            While homes are sometimes listed at cheaper prices in the colder months, according to our previous blog above, homes are also more likely to be sold at their asking price during the winter. If you list your home in the spring or summer you have tons of other homes that you are competing with and will have to likely lower your price multiple times. However, if you list during the winter, buyers are more motivated and more likely to buy at the asking price. Our trusted source also gives data to support this claim as well:

“The same study shows homes listed from from Dec. 21 through March 21 had a 10% greater chance of selling at or near asking price vs. homes listed from June 22 through Sept. 20.”

  • First Impressions:

Your home is likely to look warm and cozy during the colder months and therefore make a great first impression to potential buyers. Potential buyers are likely to be emotional no matter what time of year they are looking, but especially during the holidays! This is a chance to play on those emotions and make sure your home looks fantastic. Decorations are not frowned upon while showing, as long as they are tasteful. Do not go overboard! You still want the potential buyers to notice the home’s best features, with or without holiday decorations.
